What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area and the general layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more square footage than you own! Unless an appraiser has recently completed a valuation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home on the market
